Seneca’s Manchester revamp lands major Moody’s commitment
NEWS / 11 SEPTEMBER 2026
Seneca Property is making moves in Manchester, having wrapped up a major investment and refurbishment programme at 55 Princess Street - and it’s already paying off. Moody’s has more than doubled its footprint at the city centre site, backing the revamped space with a new 10-year commitment. Here’s the full rundown…
Moody’s, a global ratings and financial information business, has scaled its occupancy from around 3,600 sq ft to 9,000 sq ft, taking significantly more space at the newly upgraded Manchester address.
The expansion follows a wider transformation at 55 Princess Street, with Seneca upgrading the building from top to bottom and the space now boasting a reworked reception, enhanced communal areas, as well as a host of refurbished office floors.
The site is turning heads beyond the office market too, recently landing a starring role as a BBC One filming location. Now fully transformed, the building is down to its final two available suites, with Seneca bringing 3,725 sq ft and 4,660 sq ft of newly refurbished fourth-floor space to market.
Each offers views directly across Manchester Town Hall, pairing the building’s established city-centre character with upgraded workspace and easy access to Manchester’s retail, leisure and transport links.
Jeff Morton, Chief Executive Officer at Seneca Property, said: “The recent occupier expansion is a great result for 55 Princess Street and demonstrates the impact of the investment we have made in the building.”
He continued: “To see an existing occupier more than double its footprint and make a new 10-year commitment is a strong endorsement of both the building and the quality of the environment we have created. With the wider refurbishment now complete and the final two suites launched, we believe 55 Princess Street is extremely well positioned to attract further high-quality businesses looking for a distinctive Manchester city centre base.”
Chris Bullough, Managing Director of Seneca Property, added: “55 Princess Street is a good example of our approach to asset management. We look for opportunities where targeted investment, combined with a detailed understanding of what occupiers want, can improve both the performance of a building and the experience of the businesses within it.”
He concluded: “The significant expansion of an existing occupier is a tangible demonstration of that strategy working, and we see similar opportunities to create value across our wider portfolio.”
