Techspace goes long with 15-year lease at Chiswell Street
NEWS / 5 NOV 2026
Techspace has signed a 15-year lease on 25,725 sq ft at D/ALS on Chiswell Street, taking its ninth location across London and Berlin. The space is slated to open in February 2027 and is already more than 40% pre-sold. Here’s the full rundown…
The deal sits within a 140,000 sq ft building and is struck with a joint venture between Goldman Sachs Asset Management and Greycoat Real Estate. The space will house up to 21 scaling tech companies and circa 400 people.
And there’s a lot packed in. Fifteen meeting rooms, phone booths, a gym, a wellness studio and a roof terrace, plus the largest event space Techspace has delivered to date, seating 160 or holding 200 standing. At the centre of it sits a Techspace-run members’ lounge and ground-floor café, open not just to its own members but to every occupier in the building.
The lease length is the real signal. With the market increasingly built on management agreements, Techspace has underwritten 15 years on a conventional lease.
Jonathan Bevan, CEO of Techspace, comments on what makes Moorgate worth a decade and a half: “We are so confident in the Moorgate location, which has become one of the more active mixed tech and finance corridors in the City, that we’re prepared to underwrite a 15-year commitment on a conventional lease.”
He continues: “We’ve spent 12 years learning what high-performing teams need from a workspace, and Chiswell Street gives us that space to support ambitious tech businesses while creating amenities that benefit the wider building.”
Chiswell Street is one piece of a bigger push. The operator is planning to double its portfolio over the next three years with a focus on central London, targeting two or three new sites a year. It has also just extended at 130 Clifton Street, newly refurbished and Techspace's home for the past ten years.
For Dan Higginson, Director at Greycoat Real Estate, the appeal runs beyond the floors themselves: “Greycoat Real Estate and our joint venture partners at Goldman Sachs Asset Management are delighted to welcome Techspace to D/ALS. They will be a fantastic addition to the building; their flexible offices, meeting rooms and conferencing space will provide a valuable amenity to our occupiers, and their operational skills and experience will help to bring our Café Lounge to life as a fully functioning social space. We will work in partnership to enhance the tenant experience across the building, with Techspace delivering a program of events that will appeal to a wide range of ambitious businesses.”
Taken together, the Moorgate commitment and the Clifton Street renewal say the same thing. Techspace intends to stay put, and to get bigger.
