GPE lines up 90,000 sq ft HQ
redevelopment on Soho Square
NEWS / 22 OCTOBER 2026
GPE has unveiled plans to redevelop its Soho Square Estate in the West End into a best-in-class HQ building, with demolition due to start shortly and completion targeted for summer 2030.
The scheme totals around 90,000 sq ft, split between 75,000 sq ft of Grade A office space and 15,000 sq ft of prime retail fronting Oxford Street. Office floorplates come in at roughly 12,000 sq ft, with extensive outdoor space, high quality amenities and strong sustainability credentials alongside.
And GPE is building into a shortage rather than a glut. The developer puts West End undersupply at around 50% between now and 2030, which is precisely when the Soho Square building is due to open its doors.
For Piers Blewitt, Director of Development Management at GPE, the address is doing a lot of the work: “This is a rare opportunity to create a flagship HQ at one of the West End’s most sought-after locations."
"Just moments from Tottenham Court Road station, the scheme builds on our successful Elizabeth line strategy and responds directly to demand for best-in-class, well-connected workplaces. With the market circa 50% undersupplied between now and 2030, we believe we will deliver our scheme at the right point in the cycle.”
