for 40,000 sq ft Bankside transformation

Oneder is officially Bankside-bound with The SO - a 40,000 sq ft hospitality-led workspace on Southwark Street. Slated to open in January 2027, the scheme marks a new chapter for the 19th-century warehouse buildings, pairing their industrial heritage with an extensive amenity offering. Java Capital has joined forces with Oneder on the project, creating a distinctive flexible workspace for businesses of 10 to 100 people at 76-80 Southwark Street.
Dating back to the 1850s, the former tea warehouses were later extended and redesigned by architect Piers Gough. Now, Java Capital has brought in QBRE to strip the three original structures back to their bones and unite them under one address - preserving the original brickwork, tiles and columns firmly in play.
The SO’s fully fitted, managed suites will span five upper floors, with floorplates ranging from 4,246 to 6,142 sq ft. Each can be tailored around the team moving in, featuring their very own private kitchens, meeting rooms and phone booths.
And the offer extends well beyond the office itself. Members will have access to a state-of-the-art gym, barista café on site, lounges, shared meeting rooms, wellness spaces, roof terraces and a purpose-built event space, alongside end-of-trip facilities.
For Bhav Radia, Managing Director at Java Capital, the building’s appeal lies in the details: “You cannot buy history like this - we have preserved and emphasised the original brick, tiles and columns. That is an authenticity no amount of money can replicate".
He goes on to add: "But preserving the history of the building was only part of the brief. We wanted to create somewhere that was designed around the needs of the future occupiers, with the flexibility, amenity and spaces they need to work, collaborate and grow."
Oneder will then take the reins when The SO opens its doors, bringing its signature hospitality-led approach to the day-to-day running of the building.
For David Kaiser, CEO and co-founder of Oneder, The site is a natural fit: “The SO is exactly the kind of building we love at Oneder: a genuinely characterful space where the building fabric forms part of the experience.”
Kaiser continues: “We’ve loved working with the Java Capital team to ensure the original warehouse features are retained and emphasised. We look forward to making The SO one of Bankside’s most distinctive places to work.”
The building will be fully electric and is targeting net zero in operation, BREEAM Excellent and EPC B.
The SO also lands in one of London’s most characterful pockets, with Borough Market, Tate Modern, Shakespeare’s Globe and the Thames Path all close by. Connections are equally convenient, with London Bridge station and Bankside Pier less than a five-minute walk away, and Blackfriars just seven.
Floors are available now through Oneder and USP, ahead of the January 2027 opening.
