GPE lands major London pre-let

Great Portland Estates (GPE) is off to a flying start at Elsley House, having announced the pre-let of a whopping 13,000 sq ft of Fully Managed workspace across the building’s first and second floors.


Elsley House is quickly gathering pace, with deals completed in March and April achieving an average rent of £260 per sq ft, coming in 4.4% ahead of GPE’s new March 2026 ERV. Meanwhile, just weeks after its recent launch in May, demand is already growing for the last remaining unit.


Behind this early take-up sits a broader evolution of the space, with Heineken’s move to Wells&more last year paving the way for GPE to re-envision Elsley House. Across c.17,000 sq ft, the property giant created four Fully Managed units and enhanced the building’s amenity offer, pushing the newly revamped space to pique occupier interest.

 

The first wave of tenants is already bedding in at Elsley House, with a currency and cash management business taking 3,440 sq ft on the first-floor south, and a global advertising agency committing to 9,650 sq ft on the second floor.


Set around a redesigned courtyard, Elsley combines two Art Deco buildings, Elsley House and Elsley Court. The building slots seamlessly into the provider's wider West End network, with GPE's Nineteen Wells Street and Kent House on its doorstep.
