GPE announces its latest Fitzrovia address

GPE is expanding its Fitzrovia line-up with The Howlett - a 43,000 sq ft Fully Managed workspace set to open in spring 2027. With a rooftop bar, landscaped terrace and dedicated gym among the plans, there’s plenty to unpack at the new Gresse Street address. Here’s a first look…

Set at 15 Gresse Street, The Howlett takes its name and design cues from the Howlett & White workshops, where boots and shoes were once crafted. Now, GPE is drawing on that heritage as it prepares the building for its next chapter, bringing private workspace and an extensive amenity offering to the Fitzrovia address.

Inside, the interiors begin with a hospitality-inspired reception, opening into a light-filled lounge with a self-serve coffee bar. Upstairs, dual-aspect offices draw natural light through the building, with private kitchens, meeting rooms and breakout areas incorporated into each suite.

The rooftop is a particular highlight. A landscaped terrace, complete with a dedicated bar and outdoor kitchen, connects directly to a club lounge and boardroom - creating a setting for everything from client meetings to larger team gatherings. A gym and wellness studio broaden the offering, alongside shared meeting rooms and end-of-trip facilities, including secure cycle storage, showers and lockers.

Owned and managed by GPE, The Howlett will operate under the firm’s Fully Managed model. Furnished offices and day-to-day services come together under one monthly bill, with an on-site Customer Experience team supporting occupiers and no upfront fit-out costs.

The refurbishment is targeting BREEAM Excellent, WELL Core Gold Enabled and WiredScore Gold, alongside an EPC B rating.

The location adds to the appeal. Sitting in one of London’s most characterful pockets, The Howlett places occupiers close to Charlotte Street, Store Street and Soho, with the neighbourhood’s restaurants, cafés and cultural spots all within easy reach. Nearby Tottenham Court Road, Goodge Street and Oxford Circus provide connections across the capital, including access to the Elizabeth line.
