Frameworks deepens flex footprint with five
London sites

Flexible office operator, Frameworks, has boosted it's London portfolio to include five new sites, with another two deals in the pipeline. Here are all the details… 


Frameworks' latest venture will occupy 14,000 sq ft within Westminster’s King’s Building. Set to deliver up to six managed studios combining self-contained and serviced offices, Kings Works will become the operator's third asset in the area. And there’s more to come - with two new developments in the West End and Midtown currently under offer. 

 

Across its growing London portfolio, Frameworks has already delivered Watchmaker Works and Topham Works in Farringdon, Talbot Works in London Bridge, as well as a 20,000 sq ft space at The Bower in Old Street.

 

The operator’s latest wave of growth pushes its London portfolio beyond 16 sites - up 53% on the year before - a milestone marking the rapid acceleration of Frameworks' capital footprint. That momentum was already evident in March, when the operator reported a near-full 98.5% occupancy across its 13 sites. 


Sam Roberts, Co-Founder at Frameworks, commented: “Since the start of the year, we’ve seen a change in client sentiment, with something that almost starts to look like optimism. Demand for space is the strongest it’s ever been, with new units increasingly selling off-plan. Managed offices are increasingly attracting occupiers who would have historically taken a conventional lease. These are mature organisations who want long-term space, but who now won’t settle for anything less than the very best in design and hospitality.”


Adding to that, Roberts’ Co-Founder, Max Jezierski, commented: “People are so dogmatic about the right way for operators to acquire space, whether it’s leases, management agreements, hybrid deals or something in between. We’ve found success by realising that no one structure fits all, so making sure we tailor our approach to the given landlord, building or client we’re working with.”
