The Crown Estate unveils next wave
of West End projects

The Crown Estate is doubling down on the West End, having unveiled the next phase of its largest-ever development programme with 125,700 sq ft of new office space across two landmark destinations, 10 Piccadilly and 21-29 Glasshouse Street. As the landowner continues to reinvent some of the Capital's most recognisable addresses, these latest proposals offer a glimpse into the future of its 10 million sq ft portfolio. 


Set to combine best-in-class workspace with upgraded retail, hospitality and rooftop amenities, the schemes will offer more than 169,000 sq ft of commercial space, pushing the boundaries of sustainable development in the heart of the West End. The investment forms part of the organisation's long-term vision to shape a more resilient and inclusive district, whilst breathing new life into some of London's most iconic historic sites.


These latest additions also embody The Crown Estate's objectives to create high-quality workplaces in destinations that seek to attract businesses, workers, visitors and local communities alike, reinforcing the district's status as one of the Capital's most sought-after places to work.


Kristy Lansdown, Managing Director of Development at The Crown Estate, said: “These developments mark the next step in our long-term vision for the West End, redeveloping historic buildings to reinvigorate an equally historic place. By taking an estate-wide view, we can invest in the places and experiences that help the West End succeed on the global stage - places such as 10 Piccadilly and 21-29 Glasshouse Street, where we are sensitively bringing heritage assets into their next chapter, creating outstanding new office, retail and hospitality spaces for London.


She continued: “Our ambition is to shape a destination that continues to attract world-class businesses and visitors, while strengthening the city’s future resilience. Through long-term planning and investment, we are working to deliver a West End that will thrive for generations to come.”

Leading the plans is 10 Piccadilly, a historic landmark set to be reinvented as a modern mixed-use destination. The Grade II-listed building, which completes the iconic Regent Street curve and was once home to the legendary Swan & Edgar department store and later Tower Records, will be transformed into a 90,800 sq ft multi-purpose hub. The redevelopment will introduce 62,700 sq ft of prime office space, alongside a new hospitality offering spanning the ground, basement and first floors, plus fresh retail frontage on Regent Street.


Just around the corner, 21–29 Glasshouse Street is also set for a major overhaul. By combining two existing buildings into a single, high-spec workplace, The Crown Estate will deliver 63,000 sq ft of premium office space, complete with upgraded interiors, expanded floor-plates, a rooftop amenity and an enhanced arrival experience, with a further 15,500 sq ft of retail space initiated to strengthen the area's offering at street level.


Meanwhile, the investment reaches far beyond the estate itself, with The Crown Estate and Westminster City Council also advancing plans to revitalise the public realm across Regent Street, Haymarket and Piccadilly Circus. The proposals would reconnect John Nash's historic route from St James's Park to Regent's Park, creating a more accessible and future-facing West End.


Following the fully pre-let redevelopment of One Hanover Street earlier this year, and three major schemes unveiled in 2024, The Crown Estate continues to reshape some of London's most iconic addresses through a blend of heritage-led retrofit and future-focused development. Underpinned by ambitious sustainability targets, the latest projects exemplify The Crown Estate's long-term commitment to delivering a greener West End.
