with BOLTA

Rubberdesk is making a major move into broker tech with the launch of BOLTA - a new SaaS platform bringing leased, subleased, serviced and managed office availability together under one roof, alongside a host of broker marketing tools. Here’s the full rundown…
An acronym for Brokers, Operators, Landlords, Tenants and Agents, BOLTA comes from the team behind Rubberdesk’s award-winning AI Smart List. Now operating as an independent SaaS business, the technology gives brokers a single workflow to search, compare and present opportunities to clients- and it’s launching with some serious scale behind it.
BOLTA already pulls live availability and pricing from over 2,600 serviced and managed office buildings, powered by data from global sister platform, Rubberdesk, where leasing agents and flex operators can upload their own availability directly to the platform, free of charge.
From there, brokers can take a brief from search through to inspection without jumping between systems. Users can build shortlists, manage requests for information, create branded online reports and PDFs, and book tours through single-click calendar invitations.
Jim Groves, Founder and CEO at Rubberdesk said: “For us, the lightbulb moment came when we saw other brokers using Rubberdesk to look for office space for their tenants’ enquiries. We had already solved the transparency problem of what was available, where and for how much, all information that brokers couldn’t otherwise easily find.”
He added: “Next we wanted to present traditional leases side by side with flexible serviced and managed offices on a single tenant focused report. To date there have been no tools to bridge that gap. In BOLTA we've built an integrated workflow not as a nicety, but as the only way the unified view can actually be used in practice.”
The timing is significant. Rubberdesk data shows UK flex supply climbed 32% during 2025, as occupiers gained access to an increasingly broad mix of workplace options. Managed space was an especially big mover, with supply soaring 101% year-on-year over the same period.
And the programme arrives as the role of the broker continues to broaden. With occupiers increasingly weighing up leased, serviced and managed options side by side, flex is becoming less of a specialist alternative and more of a standard part of the office decision-making process. BOLTA is designed to give brokers that wider view without adding another layer of operational complexity.
“We’ve seen the broker model start to fragment in recent years, with independent tenant representatives setting up. Knowing that the bulge bracket brokers lacked tools to help consolidate the market, it was no surprise that an independent tenant representative would want a platform to help their clients”, added Groves.
BOLTA is available from today, priced at £365 per user, per month for brokers. For operators, landlords and leasing agents on the supply side, the platform is free to use - with no commission taken on transactions.
