The Work Project signs with BGO at £1bn Victoria landmark

Up-and-coming flex operator, The Work Project (TWP), has unveiled plans to launch its third london location. Joining forces with global real estate investment manager, BGO, TWP has taken 26,000 sq ft across the entire first floor of the landmark 105 Victoria Street redevelopment. The deal marks another leasing milestone for the £1bn transformation of the former House of Fraser store, with the 445,000 sq ft scheme on track for completion this summer.


Once home to Army & Navy, the building is being reimagined as what BGO describes as the UK's largest fully electric, net-zero carbon office development. Targeting BREEAM Outstanding, EPC A and WELL Platinum certifications, the scheme will also incorporate a whopping 25,000 sq ft of green space and terraces.


The Work Project's arrival forms part of a carefully curated occupier strategy at the development. According to BGO, dedicating the entire first floor to flexible workspace is intended to create activity around the Village Square and support the building's wider amenity offering.


Aimed at a broad spectrum of occupiers, TWP will provide premium flexible workspace for everyone from entrepreneurs and start-ups to established businesses, alongside meeting rooms, breakout areas and collaboration space. The fit-out will also include 5,000 sq ft of affordable workspace to support smaller and emerging local enterprises.


Beyond the workspace itself, occupiers will have access to an extensive amenities package including The 105 members' club and events space, a multipurpose arena, wellness facilities, a 200-metre "walk and talk" track and The Garden - an urban farm overlooking Victoria from the 15th floor. Bringing the scheme to life at street level will be The Village Square, a new hub for retail, hospitality and community activity.

 

Among the development's largest lettings to date is a 135,000 sq ft commitment from boutique investment bank, Evercore, which is set to relocate from Mayfair and occupy five floors of the building.
