A workspace built for scale


Acquired by commercial property agency, Office Freedom, St Andrew Street marks Techspace's seventh London address - a sharp new addition, right in the thick of the capital’s big-tech scene, with AWS, Snapchat and TikTok among its neighbours.


Spanning eight light-filled floors, the new workspace offers private suites designed for teams of 8 to 32. For larger teams ready to step up a gear, select floors can be taken over in their entirety - including up to 2,500 sq ft for as many as 42 desks.

Across the upper levels, generous breakout zones, fully stocked tea points, phone booths and meeting rooms support every rhythm of the working day - from heads-down focus to collaborative bursts. Dual-aspect, south-facing windows draw natural light deep into the floorplates, creating an atmosphere that feels calm, open and quietly energising.

Community at ground level


At ground level, the members’ café sets the tone. With barista-made coffee, fresh pastries and lounge seating, it serves as the building’s social focal point - designed for spontaneous catch-ups, informal meetings and everything in between.

The entire space is layered with homely decor, a curated selection of magazines chronicling the stories of global tech pioneers, and subtle references to Techspace’s community-first ethos. A particular favourite? The ‘Tech Library’ - a secluded nook designed for pause rather than pace, where members can sit, borrow, read and return a collection of inspiring founder stories.

You’ll also find phone booths, a cosy calm room and a premium boardroom, all thoughtfully tucked away from the buzz of the café.

Spaces that champion members


On the lower ground, the building’s functional backbone comes into play. This shared level is designed for focus and flow, housing five additional meeting rooms, phone booths and end-of-trip facilities.

 

Special mention goes to ‘The Picture Wall’ which brings the Techspace community to life. Commissioned illustrations by a local artist celebrate members and their founder journeys - turning the walls into a living record of the businesses growing within.


That sense of recognition continues throughout the space. Meeting rooms are named in honour of historically sidelined figures in tech - a thoughtful layer that gives overdue airtime to the stories behind the sector.

Sustainability in focus


Sustainability has been central to the redevelopment of St Andrew Street. Working closely with the landlord, Techspace delivered a full strip-out and fit-out with material reuse, operational efficiency and long-term performance front of mind.

Gas systems were stripped, original elements repurposed, and the building’s EPC rating improved from E to B - significantly reducing its carbon footprint while future-proofing the asset.
