Design, crafted with purpose

Set across 24,500 sq ft of considered space, Koba’s latest flagship brings energy, light, and flexibility to city working. Once a 1960s art school, The Rowe has been reimagined into one of East London’s most forward-thinking sustainable buildings. With BREEAM Excellent credentials, 100% renewable energy, and smart systems that reduce waste and energy use, it provides the ideal foundation for Koba’s next evolution.

On Level 5, the experience begins in the social heart of the space - home to the front desk, wellness room, and a collection of open, flexible social zones. Framing this level are twelve private offices - from intimate four-desk suites to larger thirty-six-desk studios - each finished in soft, tactile materials and a palette of natural hues designed to inspire clarity and calm.

Anchoring the floor is Oak, Koba’s 18-seat signature boardroom -  handcrafted in Wiltshire from locally grown timber, a quiet celebration of British craftsmanship and sustainability. Each meeting room takes its name from a tree, a subtle nod to Koba’s sustainability ethos.

Upstairs, Level 6 offers larger private suites ranging from 20 to 36 desks, each with its own meeting room and wraparound balcony. 

Sustainability, done properly

Behind the scenes, Koba’s sustainability strategy runs deep. Material passports document over 93% of materials used across the fit-out, setting a new benchmark for circular design in flexible workspace. Butterfly Air sensors monitor air quality, and WELL-compliant washbasins and taps ensure health and wellbeing standards are met at every level.

This meticulous attention to detail earned Koba @ The Rowe its WELL Co-working Certification just days after launch - a rare achievement that underscores the brand’s commitment to doing things the right way.

Community in motion

At The Rowe, productivity blends seamlessly with sociability. The fifth floor features The Meadow, a versatile event space accommodating up to 60 guests- perfect for talks, workshops, or product launches. 

Meanwhile, just steps away, a 1,200 sq ft terrace provides a tranquil escape for coffee breaks, calls, or a breath of fresh air between meetings. For those seeking a higher vantage point, the 12th-floor communal rooftop terrace offers sweeping 360° views across Aldgate and the City, creating an inspiring backdrop for both collaboration and reflection. 

Tenants can also enjoy a suite of thoughtful amenities, including the building’s café, showers, lockers, and cycle storage, ensuring that convenience and community are always within reach.
