Come and Take a Tour with us of Fora’s newest and most ambitious workspace yet - The Jellicoe. Spanning a whopping 176,000 sq ft stretched over 12 floors, The Jellicoe not only marks Fora’s fifth launch in the King's Cross area but represents one of Europe’s largest management agreements. With a remarkable 44,000 sq ft dedicated to amenity space including two stunning terraces, a wellness suite, an onsite gym and more, this is a workspace you need to know.
Tucked in the heart of one of London’s most culturally charged districts, The Jellicoe is a quietly radical rethinking of what a workspace can be.
Unlike many operators nearby, The Jellicoe forms part of the private King’s Cross Estate. This unique positioning places incoming tenants in enviable proximity to global names like Meta, Google, Nike, and Sony- a rare opportunity to rub shoulders with London’s tech and creative vanguard.
And it’s already made waves: since its March release, The Jellicoe has reached over 60% occupancy, a testament to both demand and design.

Design Without Compromise
This building makes an immediate impression from the moment you step inside. Spanning over 17,000 sq ft, the ground floor is anchored by Geoffrey’s Café- an inviting, design-led space open to the King’s Cross community. Alongside it, a communal lounge and co-working areas, all of which effortlessly transition into a versatile event space, with direct access to the serene Jellicoe Gardens just beyond.
As with all Fora locations, design is non-negotiable. The brand once again enlisted Universal Design Studio (trusted collaborators across four other hubs) to craft a distinct mix of spaces, each one feeling worlds apart from the other.
Across each level, the experience is as sensory as it is functional. From co-working enclaves to quiet nooks for reflection, the architecture champions movement, balance, and human-centric design. The first floor, for example, brims with amenity-rich lounges and colourful collaboration zones that encourage both solitude and connection.

There’s also 15 bookable meeting rooms throughout the entire property, one of which doubles up as a 70-person theatre style event space.
Designed in collaboration with neurodiversity specialists, the entire Jellicoe building caters to a spectrum of working styles. From plush ergonomic seating to hidden booths designed for a moment of stillness, the entire space flexes around its members- not the other way around.
Desk configurations range from two to 90+, with 260 desks ring fenced exclusively for businesses under 50 people, reaffirming Fora’s dedication to supporting agile, growing teams.
Sustainability In Every Square Foot
Biophilic touches carry through to the Indoor Garden Room on the second floor, which flows onto a landscaped terrace- just one of many outdoor respites throughout the building. It’s part of Fora’s broader sustainability strategy, with The Jellicoe achieving BREEAM “Outstanding” and aligning with the King’s Cross Estate’s Net Zero Carbon goal for 2035.

Wellness, Reimagined
Nowhere is The Jellicoe’s thoughtfulness more apparent than in its wellness suite, a trio of beautifully considered rooms that go far beyond the standard. First up, a multi-faith Prayer Room- complete with washing facilities, an elegant rarity in the commercial sector. Next door within The Parents’ Room, Fora have taken maternity to the next level, with a dedicated to rest, breastfeed or simply breathe. Lastly, The Meditation Room, a spa-like sanctuary designed for pure calm. With lavender-infused wallpaper, soft lighting, and a sensory-rich atmosphere, it’s the best mediation room we have seen to date.

The Final Floors
Floors 9 to 11, totalling 38,000 sq ft, are now available to let in CAT A condition on conventional FRI leases from the King's Cross Estate. But it’s the 12th floor that quietly steals the show.
Here, meeting rooms and lounges unfold onto a rooftop terrace with panoramic views of London’s skyline. A space as suited for hosting as it is for quiet reflection, it’s likely to become a go-to spot in the warmer months.
Below, Coal Drops Yard buzzes- a blend of heritage and modernity, fashion and food. A melting pot for tech, creatives, retail and leisure, it’s no wonder King's Cross is considered one of the most cultural hotspots around. Now, the district just got even trendier, with the new addition of The Jellicoe.
