Spacemade strikes twin flex deals with London landlords

Spacemade is deepening its presence in Central London, securing two new flexible workspace agreements with some of the capital’s most established landed estates - moves that reflect a more assured, design-led approach to flex within heritage portfolios. Here's what you need to know.


The flex operator has expanded its footprint in Marylebone with an additional building at 50 Queen Anne Street, in partnership with The Howard de Walden Estate. The signing grows Spacemade’s Elmtree collection, introducing a private offices-only concept designed for occupiers seeking discretion alongside fully serviced convenience.

Running in parallel, Spacemade has agreed a new management deal with The Bedford Estates at 22–23 Bedford Square in Bloomsbury. The Grade I listed Georgian townhouse spans approximately 17,000 sq ft across six floors and will be repositioned as a layered workspace environment- combining private offices and coworking with more lifestyle-led elements, including an event lounge, bar and terraces.

Together, the deals point to a broader shift among London’s historic estates, where flexible workspace is no longer viewed as a temporary or experimental layer, but as a considered and permanent component of long-term asset strategy. Increasingly, landlords are seeking out specialist operators able to balance heritage sensitivity with contemporary occupier expectations.

Richard North, Head of Commercial leasing at The Howard de Walden Estate, commented: “We’re excited to be launching 50 Queen Anne Street this summer. As the fourth site in our Elmtree collection – and sixth in partnership with Spacemade – it introduces much-needed private office space, building on our existing offer and reinforcing our commitment to providing a diverse range of workspaces across The Howard de Walden Estate.”

 

Andrew Preissner, Head of Commercial at The Bedford Estates, added: “We are delighted to have agreed a management agreement with Spacemade for provision of high class flexible workspace on Bedford Square. It builds on our strategy to deliver best-in-class office, educational, hotel, retail and residential space, while adding a further dimension to the estate and supporting the area’s evolution.”

For Spacemade, the twin signings reflect a continued shift among London’s landed estates towards integrating flexible workspace as part of long-term asset management strategies, with greater emphasis on operational expertise and consistent occupier offer.
