Orega tightens its grip on 20 Old Bailey
with fifth floor expansion

NEWS / 10 FEBRUARY 2026

Orega has taken another bold stride in its City strategy, unveiling plans to occupy additional space at 20 Old Bailey. The upgrade unlocks a further 9,700 sq ft, totalling a sprawing 25,409 sq ft and 465 workstations. Slated to open this April, the newly acquired space will mirror the buildings established premium standard, blending style, functionality, and flexibility for London’s forward-thinking businesses.

This deal builds on an existing arrangement between Barings, Orega and Open Health, with Orega already operating its existing space in the building and Open Health now transitioning into the newly refurbished flexible area.

Working closely together, both organisations have reconfigured the layout to create a dynamic, adaptable environment that meets the evolving needs of today’s progressive teams.

The extended floorplate boosts Orega’s occupancy by a third, strengthening its foothold in one of the city’s most coveted addresses, where occupancy has consistently sat above 95%. The high demand highlights the ongoing appetite for premium, flexible workspace in the heart of London.

Transport links are unrivalled, with St Paul’s and Bank underground stations, City Thameslink, and Farringdon all just a short walk away.

“This deal is a win for all parties,” says Ben Hutchen, Real Estate Director at Orega. “The agreement demonstrates how flexible workspace can support changing business needs while maintaining continuity; Barings has avoided the letting void it would have faced if Open Health had left the building and Orega has been able to expand its flexible offering in a popular location."

With a 25-strong UK portfolio and eight London locations, Orega’s latest move at 20 Old Bailey further cements its status as a go-to destination for London's modern businesses.
