Landmark Space debuts ‘Science at Work’
with 52,000 sq ft City flagship

Landmark Space has secured a new 52,000 sq ft flagship flexible workplace at 1 Great St Helen’s, marking the debut of its evolved brand platform, ‘Science at Work’. Slated to open in summer 2026, the development marks both a significant addition to the operator’s London portfolio and a more defined articulation of its approach to workplace design.
With ‘Science at Work’, Landmark introduces a more refined, rigorous perspective on the evolving role of the office - one grounded in behavioural science and workplace psychology.
“Businesses are increasingly recognising that the office plays a critical role in culture and performance,” says Ed Cowell, CEO at Landmark Space. “For many years we’ve been applying insight from workplace psychology and behavioural science to how we design and operate our spaces. Science at Work is about making that philosophy clearer – creating workplaces intentionally designed to help modern organisations do their best work.”
Rather than focusing on aesthetics alone, ‘Science at Work’ is grounded in how a space functions at a human level, that is, how environment, service and operational detail subtly shape how people feel, interact and perform throughout the day.
1 Great St Helen’s offers the first full expression of such a philosophy. Set across 12 floors and 52,000 sq ft, the space has been carefully composed to balance energy with retreat. A café and club-style lounge anchor the ground floor, creating a polished but relaxed arrival experience, while a dedicated meeting and events level introduces scale - with a 1,000 sq ft event space, breakout areas and boardrooms contributing to one of the strongest meeting room ratios in the City.
Across the workspace floors, there is a natural sense of flow. Open, collaborative settings are offset by quieter, more focused environments, including breakout areas, internal meeting rooms, phone booths and a dedicated library and focus space. Meanwhile, below ground the emphasis shifts to wellbeing, with a gym, studio, wellness lounge and therapy rooms sitting alongside facilities for active commuting. Above, a landscaped rooftop pavilion, softened by biodiverse planting, offers a rare pause above the City.
It marks a shift away from surface-level flexibility towards something more experiential. As Tom Sleigh, Property Director at Landmark Space, puts it: “Flex has matured significantly over the last decade. The conversation is no longer just about flexibility – it’s about the quality of the environment and the role the workplace plays in a company’s success. Our focus is on creating spaces where people feel in their element, as reflected in our independently verified 2025 Net Promoter Score of +63.”
From spatial flow to service touchpoints, each element has been calibrated through the lens of experience and outcome - an approach that reflects Landmark’s dedication to progress, informed by insight, customer feedback and real-world operation.
1 Great St Helen’s has been secured on a 15-year lease with Rafer Investments, underlining a long-term commitment to the City. Positioned moments from Leadenhall Market and within a 10-minute walk of major transport hubs including Liverpool Street Station, Bank Station and Moorgate Station, the location combines connectivity with a distinctly City address.
Sustainability credentials are also central to the scheme, with the building targeting BREEAM Excellent, achieving an EPC A rating and operating on a fully electric strategy.
More than a flagship launch, 1 Great St Helen’s represents a refined expression of Landmark Space’s direction - expanding its portfolio while honing a brand built on the science of better workplaces.
