We teased the launch - now it’s official. Koba has confirmed its first-ever London location, landing at The Rowe: a striking, amenity-rich office development by Frasers Property UK, just steps from Aldgate East station. Set to open in late Q3, the move marks a major milestone for the premium workspace operator as it brings its distinctive blend of design-led, sustainable office space to the capital.
Located in the heart of Whitechapel, The Rowe is one of the area’s most dynamic commercial buildings, offering 165,500 sq ft of high-spec workspace anchored in the reinvention of a former university site - now a striking hub for next-gen working. Koba’s 24,548 sq ft move into the building marks a bold entrance into the London market.
The operator's London debut builds on the momentum of its Manchester flagship, which in April 2024 became the world’s first flexible workspace to achieve the WELL Coworking Rating - a benchmark for health, sustainability, and design in flex. Now, Koba is bringing that same ethos to The Rowe, a building with BREEAM 'Excellent' and WELL 'Gold' certification, plus outdoor space on every floor.

The new site will cater to teams of all sizes, from two-person cosy startups to 200-strong companies. Spread across two floors, Koba will deliver a mix of private offices, collaboration areas, a ground floor café, alongside an array of fully equipped meeting rooms, a handcrafted boardroom, and curated event space. Stepping outside, members can expect private balconies and access to a communal rooftop garden featuring remarkable 360° views across London.
Teaming up with Cast Interiors and Cast Furniture, Koba is bringing the space to life. Think warm, tactile materials, functional layouts, and a calm yet characterful aesthetic throughout. With fit-out and furnishing now well underway, Koba at The Rowe is shaping up to be a headline addition to East London’s workspace scene.
