GPE gets green light
for Fitzrovia revamp

Big moves from Great Portland Estates (GPE) - the developer has just secured planning consent to revamp 15 Gresse Street and 12/13 Rathbone Place. Here’s a first look at what’s planned for the Fitzrovia duo.
Joining forces with dMFK Architects, the project will deliver 43,000 sq ft of fully managed workspace across five floors. Blending old with new, it preserves the buildings’ character while expanding the floorplates to unlock additional space. At the heart of the scheme will be a new communal terrace - a focal point for future occupiers.
As Trevor Phyo, senior development manager at GPE, puts it: “We are thrilled to have secured Westminster Council’s resolution to grant planning permission for this project, enabling us to bring new life to this building, enhancing and elevating it for a new chapter in its history”.
The refurb kicks off in early 2026, with doors set to open in early 2027. Once complete, the scheme will slot straight into GPE’s growing fully managed portfolio, raising the bar for design-led workspaces in one of London’s most sought-after neighbourhoods.
