GPE completes 320,000 sq ft mega-deal
at 2 Aldermanbury Square

Great Portland Estates (GPE) has reached practical completion at 2 Aldermanbury Square, delivering over 320,000 sq ft of brand new workspace in the heart of the City - its largest office development to date. In doing so, it offers a clear signal of where demand at the top end of London’s office market continues to concentrate.
Fully pre-let to Clifford Chance, the building moves seamlessly from completion into occupation, with the firm set to take occupation in the coming weeks.
Rising 13 storeys, the scheme introduces a significant new presence to the City’s core, with expansive, flexible floorplates, a double-height reception, a panoramic roof terrace and a reworked public realm, including the introduction of Basinghall Walk.
Unsurprisingly, location does much of the heavy lifting. Positioned within easy reach of Moorgate, Liverpool Street and Bank, the building sits firmly within one of the City’s most connected pockets - a factor that continues to underpin demand at the top end of the market.
Sustainability, too, is a key thread running through the scheme. It delivers GPE’s first BREEAM ‘Outstanding’ building, alongside a market-leading embodied carbon figure. More notably, the project also incorporates a significant steel reuse strategy, with material from the previous building repurposed into future schemes - pointing to a more circular approach to development.
More broadly, 2 Aldermanbury Square is a clear example of how the market is behaving. Large, high-spec schemes in prime locations are being absorbed early - often ahead of completion - as is the case here, with Clifford Chance set to move in shortly.
