Frameworks unveils third
Westminster workspace
NEWS / 09 MARCH 2026
With pedigree to match its postcode, Kings Works arrives as the latest addition to Frameworks’ Westminster portfolio. Within sight of Parliament, the 20th-century building is being reworked into just five managed studios - offering a rare chance to establish an HQ in one of London’s most distinguished pockets.
Hitting the market this June, Frameworks’ third Westminster site brings together a curated mix of fully managed, self-contained suites - offering businesses a discreet foothold in the heart of central London. Spaces range from a snug 976 sq ft studio suited to teams of 18–24 desks, through to a sprawling triple-aspect floor spanning 5,381 sq ft for businesses of up to 100 desks.
Each suite incorporates between two and five meeting rooms, creating space for collaboration, client catch-ups and quieter moments of focus. Across the building, tenants will also benefit from an array of shared amenities, including phone booths, a communal lounge, manned reception and end-of-trip facilities.
Kings Works strikes the sweet spot between heritage architecture and contemporary interiors. Warm, restrained tones are layered with deep blues and walnut accents, while thoughtfully selected furniture and fittings support modern working without losing a sense of character.
St James’s Park and Victoria stations are both within a 12-minute stroll, while the nearby Horseferry Road parade of shops provides those practical everyday touches and welcome moments of respite. Yet despite being firmly in the midst of London’s capital-grade bustle, the workspace maintains a calm, sanctuary-like atmosphere for its occupiers.
Brokers, pre-sale rates start at £140 psf, and studios are available to view and secure now - an opportunity unlikely to remain available for long.
