London’s flex scene has a new arrival. SpaceFlex.London, the latest venture from real estate entrepreneur Tadhg Flanagan, officially launches with a landlord-first model that swaps traditional leases for management agreements. This new chapter marks the next evolution of Breezblok, the serviced office brand that has managed more than 30,000 sq ft across the City since 2016.

Flanagan is no stranger to the sector, with more than 25 years in commercial property and close to a decade running Breezblok. rhat hands-on experience - running space day-to-day now forms the backbone of SpaceFlex.London’s offer, combining landlord alignment with operational know-how to meet today’s market realities.

The timing is spot on. London’s flex sector is expanding fast, fuelled by hybrid work and occupiers demanding more adaptable office solutions.

For Flanagan, the shift is clear: “The market has matured since I first launched my business in 2016. Landlords now want performance-based partnerships.”
