BP cherry-picks Landsec’s
Timber Square for global HQ

BP is set to relocate its global headquarters to Landsec’s Timber Square on Bankside, after signing a 192,000 sq ft lease at the landmark SE1 development. Here’s what you need to know.
The energy giant will occupy the Ink building at the 380,000 sq ft development, which reaches completion this month. The letting brings Timber Square to 54% occupancy, with Landsec reporting continued interest in the remaining Print building as demand holds for high-quality, design-led office space in central London.

Positioned moments from Borough Market, Timber Square has been conceived as a next-generation workplace, where sustainability and refinement sit at the forefront. The scheme will deliver net zero offices within a striking hybrid steel and cross-laminated timber structure - an approach that places it among the UK’s more forward-thinking commercial developments. Indeed, the space is targeting BREEAM Outstanding and Well Core Platinum.
Beyond its sustainable credentials, the scheme leans into a more elevated office experience. A rooftop communal terrace and clubroom will sit alongside a series of private terraces, while a carefully curated ground-floor mix of retail, leisure and food and beverage is designed to seamlessly integrate the development into the wider Bankside neighbourhood.
The letting continues a strong run of activity for Landsec across its London portfolio. MYO Kings Cross, completed in late 2025, is now 60% let or under offer and is expected to be substantially occupied by the summer, while the developer reports “healthy interest” in its forthcoming Thirty High scheme in Victoria.

With Landsec’s focus turning towards retail and residential, Timber Square stands apart as a flagship office scheme, its position decisively underscored by BP’s arrival.
