BE Offices bolsters portfolio with two floors
at Derwent London’s The White Chapel Building

Flex operator BE Offices has today announced it’s East End expansion, taking two floors (23,600 sq ft) at Derwent London’s iconic White Chapel Building. The deal marks the landlord’s largest letting of 2025, with the flex operator slated to launch with near-full occupancy. Here’s everything you need to know.
In a ground-breaking transaction with Derwent London, BE Offices is bringing its hospitality-inspired flex offering to the White Chapel Building. The agreement, which covers the part ground and first floors, signals a confident new chapter for BE Offices, one of the UK’s longest-standing flexible workspace operators. With fit-out by Thirdway Interiors already in motion, the space is set to open towards the end of 2025, with BE projecting an almost fully-booked launch.
Set on a one-acre site, The White Chapel Building has all the hallmarks of a Derwent London trophy asset - vast ceiling heights, floor plates free of columns, a central atrium that floods spaces with daylight, and seamless access to Aldgate East, Liverpool Street, and Whitechapel Crossrail. Originally refurbished in two phases from 2016, the building is already home to a roster of high-profile tenants, from Government Digital Services to Comic Relief.

As BE Offices expands, the deal marks a clear endorsement from Derwent London, the UK’s largest London office-focused REIT, whose 5.4 million sq ft portfolio includes some of the capital’s most prominent commercial addresses.
