at Tower Hill’s Artesian building

BE Offices has taken another significant step in its expansion, securing a new lease with pan-European investor CLS Holdings to deliver its latest flexible workspace at the Artesian building in Tower Hill. Here's everything you need to know...
Continuing the momentum of its recent agreement with Derwent London at The White Chapel Building, this latest deal adds another major acquisition to BE’s growing footprint across the UK and Ireland - joining a series of recent wins including its appointment at 5 George’s Dock in Dublin, opening in early 2026.
Built in the late 1930s for the Co-operative Wholesale Society, Artesian stands on a site with centuries of craft and commerce layered into its history - once home to merchants, tailors, goldsmiths and watchmakers dating back to the 1600s. Its latest chapter aligns with the City’s broader shift towards amenity-rich, experience-led workplaces.
Acquired by CLS in 2019, Artesian has been reimagined with a light architectural touch, preserving its 1930s Art Deco character while upgrading the building to a refined, contemporary workplace.
The 91,000 sq ft landmark now unfolds over eight floors, anchored by a whopping 3,500 sq ft reception and café lounge with its own barista, and topped by a 4,500 sq ft rooftop terrace with panoramic City views - one of the largest in the Square Mile. The building also carries best-in-class credentials, including BREEAM Excellent, EPC A and WiredScore Platinum.
Its location adds another layer of appeal. Positioned between Tower Hill, Aldgate and Whitechapel, Artesian is plugged into a diverse sweep of dining, culture and London landmarks - from St Katharine Docks to the Whitechapel Gallery and the Tower of London.
